sketch of a rental property in FolkestoneIf you are an experienced landlord, managing your own property, you may need some assistance with attracting good tenants and with the administration of setting up a tenancy for your property.

At Cameron Lettings, we offer a Tenant Finding Service to find suitable tenants, and prepare tenancy agreements.

Our Tenant-Finding Service Includes:

We visit your property and assess it’s monthly rental value based on our local knowledge, the property’s location, number of bedrooms and the current market. We aim to provide a realistic valuation, not just a figure to seek an instruction.

As a landlord, rents are inclusive of ground rent (flats), buildings insurance, EPC and Annual Gas Safety Certificates. The tenant will be responsible for utilities such as water, gas, electricity and phone, and council tax.

An Energy Performance Certificate (EPC) is required before we can start marketing.

We advertise regularly on the internet and erect a ‘To Let’ sign board if required.  We maintain a list of properties on our own website as well.

We undertake accompanied viewings of your property on your behalf.

We take every possible precaution to ensure the tenancy runs smoothly. We fully vet each prospective tenant by taking references. We interview the applicant and check their suitability. This includes proof of ID, a Credit Search (CCJ’S) and references from both Employers & previous Landlords.

If the tenant proceeds with an application, they are charged a small application fee.  Once all the appropriate checks have been carried out satisfactorily, we will make our recommendations for the tenancy to be granted.  The final decision regarding their suitability is, however, of course, yours.

We prepare a comprehensive Assured Shorthold Tenancy Agreement (accepted by Solicitors and Building Societies) in your name and serve all relevant Notices, as required by the Housing Act 1988 (amended 1996 and 2004).

We collect the initial rent and set up a standing order mandate, to pay future rents into your bank account.

We collect a deposit to cover any rent arrears or dilapidations / damage that may occur during the tenancy. The deposit requires protection in an Insurance Scheme or a Custodial Scheme.  A Landlord can no longer hold the Deposit and non-compliance will preclude the Landlord from relying on a Section 21 Notice.

We recommend the Deposit Protection Service (DPS).

We recommend an Inventory Clerk is employed to provide a detailed Inventory and Condition of your property prior to occupation, which we can arrange.
