Compulsory Electrical Safety Inspections
Electrical Safety checks will have to be carried out in all private rental properties in England.
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 will be law from 1 April 2020, initially applying to all new tenancies. Electrical Inspections & Certificates will be required of electrical installations from 1st July 2020.
By 1st April 2021 all rental properties with existing tenancies will require an Electrical Safety Check.
Safety Checks will then have to be undertaken at 5 yearly intervals.
Copies of the report will have to be provided to prospective tenants on request and given to all new tenants before they move in.
Any remedial work must be undertaken within 28 days or sooner, if specified in the report.
Enforcement will be by the Local Authority, which can order that work be undertaken. Failure could result in a civil penalty of up to £30,000.
